A practical home maintenance routine for busy homeowners

Practical perspectives on taking care of the place you call home.

Home maintenance does not have to be a never-ending emergency. A short routine performed throughout the year can help you notice small issues early and keep track of work that belongs on the calendar.

Every month: look for changes

Walk through the house and pay attention to changes in plumbing fixtures, ceilings, windows and doors. Look for new stains, unexpected moisture, running toilets, unusual appliance noises and tripping breakers. Test smoke and carbon monoxide alarms according to their manufacturers' instructions and replace batteries when directed.

Each season: think about weather

Oklahoma weather can change quickly. Inspect gutters and downspouts for visible blockages from the ground. Check that water drains away from the home, watch for damaged exterior caulking and review the condition of visible weatherstripping. Schedule qualified HVAC maintenance as appropriate for the equipment, and change filters according to manufacturer guidance.

Keep garage doors on the list

A garage door is a large moving system. Watch for unusual grinding or squealing, damage to panels, loose visible hardware and irregular movement. Test photo-eye safety reversal in accordance with the opener manufacturer's instructions. Do not adjust or remove garage door torsion springs, bottom brackets or cables yourself; their stored tension can cause serious injury. Contact a qualified garage door technician for inspection or repair.

Create a handyman list

Small items are easier to handle when grouped. Note loose cabinet hardware, door latch problems, shelves to be installed, furniture to assemble and similar minor tasks. Some electrical, plumbing, mechanical or structural work requires licensed trades and should not be treated as ordinary handyman work.

Keep a simple record

Save service dates, important invoices, equipment model numbers and photographs of any changing condition. A simple written log can help you communicate with service providers and understand your home's maintenance history.
